How long might review take?

Eagle County's 2025/2026 first-round plan-review estimates are 7 weeks or longer for new residential, pool/spa, and new commercial buildings; 5 weeks or longer for commercial tenant finish and small residential remodels; and 4 weeks or longer for manufactured homes in existing mobile-home parks. Which codes and exemptions should I review?

For unincorporated Eagle County, the current Building page identifies the 2021 International Building, Residential, Existing Building, Plumbing, Mechanical, Fuel Gas, Energy Conservation, Swimming Pool and Spa, and Fire Codes as amended by the Eagle County Building Resolution, together with the 2023 National Electrical Code as applicable under Colorado adoption. Eagle County also applies its wildfire regulations and local building amendments. A permit is generally required to construct, enlarge, alter, repair, move, demolish, or change occupancy of a building or structure. Eagle County states that normal building maintenance does not require a permit in most instances. The County's code amendments exempt platforms, sidewalks, and driveways no more than 30 inches above grade, not over a basement or storage area, and not part of an accessible route. Separate permits may still be required for roofing, mechanical, electrical, plumbing, fireplaces, solar, pools/spas, fire alarms, windows, grading, or OWTS work.

Before contacting the permit counter

Have the project facts ready.

A productive call starts with a clear description of the property and proposed work. Keep the site address, parcel or assessor number, project valuation, existing occupancy, approximate square footage, structural scope, contractor information, and desired start date in front of you. Those facts help the Authority Having Jurisdiction route the question to building, planning, fire, environmental health, or another reviewing discipline.

Questions worth asking

  • • Does this scope require building, trade, zoning, fire, or site permits?
  • • What plans and supporting documents make the submittal complete?
  • • How much lead time is needed for each inspection?
