Which codes and exemptions should I review?
Summit County's 2026 Building Code adopts the 2024 International Building, Residential, Energy Conservation, Mechanical, Plumbing, Fuel Gas, Existing Building, and Swimming Pool and Spa Codes, with local amendments, the Colorado Wildfire Resiliency Code, the Colorado Model Electric Ready and Solar Ready Code, and State electrical requirements. New permits applied for on or after May 4, 2026 are subject to the newly adopted fire codes; new residential structures 4,500 square feet or greater require sprinklers. The 2026 code exempts interior alterations; additions that increase the footprint by no more than 500 square feet; exterior wall, roof, or other exterior repairs affecting less than 25% of the relevant surface; painting, staining, and similar maintenance; one-story detached nonhabitable sheds/playhouses up to 120 square feet at least 10 feet from the nearest occupiable structure; qualifying Utility/Miscellaneous Group U and agricultural structures more than 50 feet from occupiable space; fences more than 8 feet from a habitable structure; and qualifying 35-acre parcels with one residence that do not abut residential or commercial areas. Zoning and other laws still apply.
