Which codes and exemptions should I review?

2021 Virginia Uniform Statewide Building Code: 2021 Virginia Construction, Residential, Existing Building, Plumbing, Mechanical, Fuel Gas, Energy Conservation, and Swimming Pool and Spa Codes, with Virginia amendments and the 2020 National Electrical Code; 2021 Virginia Statewide Fire Prevention Code, Manufactured Home Safety Regulations, Industrialized Building Safety Regulations, and Amusement Device Regulations. The county also applies its adopted zoning, erosion/stormwater, soils, and local design requirements. Single-story residential accessory structures smaller than 256 square feet do not require a Fauquier building/zoning permit, but they must meet zoning setbacks. Fences generally do not require a building permit unless used as a pool barrier, and retaining walls holding no more than 3 feet of earth are generally exempt when not supporting a surcharge. Virginia USBC exemptions also include ordinary minor repairs and cosmetic work; qualifying low-voltage work; tents under 900 square feet with fewer than 50 occupants; small pools; certain flagpoles and temporary residential ramps; same-location, same-capacity LP-gas container replacements; and qualifying farm structures. Zoning, land-disturbance, floodplain, health, or other approvals may still apply.
