Project questions

Frequently asked questions for Iron County

Who handles permitting for this jurisdiction?

Iron County Building & Zoning Department is the identified county-level authority for this profile. Confirm that the property is in its service area before filing.

How should I begin an application?

Begin with the online permit gateway listed in the application guide. If the portal does not recognize the address or project type, contact Iron County Building & Zoning / inspection information: 435-865-5350; County Engineering / physical addressing: 435-865-5370.

How long might review take?

N/A. Iron County publishes no standard plan-review or permit-issuance timeline. If no required inspection is completed within one year, the permit holder must renew the permit under the fee schedule; renewals can cost up to $750. Building fees are not refundable after 180 days and plan-review fees are nonrefundable.

How are inspections scheduled?

Request through the City Inspect permit portal or call 435-865-5350; provide the name on the permit, permit number, and project address. The county inspects building, electrical, plumbing, mechanical, and fuel-gas phases. The application checklist identifies required documents and inspection-stage certifications, including geotechnical footing/foundation and backfill/final-grade reports, four-way inspection, insulation certification, and required final approvals. The county does not publish a standard advance-notice interval on its current FAQ. The 2026 schedule lists a $94 fixed reinspection item and also $47 per hour for other reinspection work, subject to the schedule's minimum-cost terms.

Which codes and exemptions should I review?

Iron County applies the current Utah State Construction Code and statewide amendments. Effective July 1, 2026, this includes the 2024 International Building Code, 2021 International Residential Code and Appendix AQ, 2024 International Plumbing Code, 2024 International Mechanical Code, 2024 International Fuel Gas Code, 2023 National Electrical Code, 2024 International Energy Conservation Code, 2024 International Existing Building Code, residential provisions of the 2024 International Swimming Pool and Spa Code, and applicable Utah amendments; the 2024 International Fire Code is the State Fire Code. The county reviews building, electrical, plumbing, mechanical, and fuel-gas work. Its permit packet requires incorporated-area sign-off for projects in Parowan, Brian Head, Paragonah, and Kanarraville before county processing; Cedar City and Enoch have separate building departments. Iron County expressly allows no more than 200 square feet total of accessory structure without a building permit only when the structure contains no electrical, plumbing, or mechanical work. Any accessory structure over 200 square feet or with a regulated utility requires a permit. Fences over 6 feet require a building permit and engineering; retaining walls over 4 feet require a permit and engineering. Structural, electrical, plumbing, and mechanical work, residential remodels, and basement finishes require permits. The current FAQ does not publish a broader cosmetic-work exemption list, so other exemptions are N/A and should be confirmed with the Building Official.

Before contacting the permit counter

Have the project facts ready.

A productive call starts with a clear description of the property and proposed work. Keep the site address, parcel or assessor number, project valuation, existing occupancy, approximate square footage, structural scope, contractor information, and desired start date in front of you. Those facts help the Authority Having Jurisdiction route the question to building, planning, fire, environmental health, or another reviewing discipline.

Questions worth asking

  • • Is the parcel inside an incorporated city or county service area?
  • • Does this scope require building, trade, zoning, fire, or site permits?
  • • What plans and supporting documents make the submittal complete?
  • • How much lead time is needed for each inspection?
