How are inspections scheduled?

Call 435-636-3260 at least 24-72 hours in advance; next-day inspections are not guaranteed when requested after 3:00 p.m. New-residential stages include footings, foundation walls and structural slabs before concrete; under-slab electrical and plumbing; shear-wall fasteners before covering; lath/flashing before stucco; four-way framing, electrical, plumbing, and mechanical; sheetrock when living space is above a garage; gas-meter and power clearances; and final before occupancy. Gas clearance requires the completed certification and a 5 psi, 10-minute test; new construction needs an Early Power Agreement before permanent power clearance.

2021 International Building Code including Appendix J; 2021 International Residential Code including Appendix Q; 2021 International Plumbing Code; 2021 International Mechanical Code; 2021 International Fuel Gas Code; and 2020 National Electrical Code. Published local criteria include 115 mph wind in exposure C, severe weathering, seismic design category C and D0 west of Helper, 24-inch frost depth generally and 36 inches in Scofield, plus site-specific ground snow load. Carbon County performs building permitting and inspection countywide; projects in East Carbon, Helper, Price, Wellington, or Scofield must first provide the applicable city's zoning approval. Published exemptions include qualifying Utah Agricultural Waiver buildings; sheds and other structures under 200 square feet; fences no higher than 7 feet; retaining walls no higher than 4 feet measured from the bottom of the footing; grade-supported water tanks up to 5,000 gallons; sidewalks and driveways; painting, papering, tiling, carpeting, cabinets, countertops, and similar finish work; prefabricated pools less than 24 inches deep; swings and playground equipment; wall-supported window awnings; and decks under 200 square feet that are under 30 inches above grade, not attached to the dwelling, and do not serve the main door. Agricultural structures must meet Utah's agricultural-use and parcel criteria; trade permits may still be required for plumbing, electrical, or mechanical work.
