How are inspections scheduled?
For permits issued after May 1, 2024, request inspections through CloudPermit; older permits may be scheduled through the Land Use Office at (970) 626-9775. Requests require at least 24 hours' notice, while the current inspection schedule asks for 48 hours when possible. Foundation/footing/caisson inspections must be performed by a Colorado-registered professional engineer at the permittee's cost, with a stamped report. Required County and State inspections must pass before the Certificate of Occupancy; occupancy is not allowed before issuance.
Which codes and exemptions should I review?
Ouray County Resolution 2021-049, effective January 1, 2022, adopts the 2018 International Building Code, International Residential Code, International Mechanical Code, International Existing Building Code, and International Energy Conservation Code, plus the 1997 Uniform Code for the Abatement of Dangerous Buildings, with County amendments. Colorado State electrical and plumbing codes apply separately. The County's current 2026-facing materials continue to identify these editions; confirm any later amendment before filing. Current County guidance lists kitchen/bath cabinets, cosmetic interior remodeling, moving or removing nonstructural walls, minor electrical/plumbing repairs subject to State rules, light-fixture replacement, nonstructural window/door replacement and refinishing, one-story detached storage buildings under 200 square feet, fences no more than 7 feet tall, retaining walls no more than 4 feet tall, and platforms/walks no more than 30 inches above grade and not over a basement or lower story. A yurt directly on the ground without a foundation or ground disturbance may not need a building permit, but zoning/HOA approvals can still apply.
