The County FAQ states that one-story detached accessory structures used as tool/storage sheds, playhouses, chicken coops, or similar uses may be exempt up to 200 square feet, with no more than a 24-inch overhang and 12 feet high at the highest point; certain small membrane/metal storage structures and nonstructural repair or maintenance may also qualify. Fences not over 6 feet high do not require a permit. Agricultural buildings on actively agricultural/ranching parcels of at least 35 acres still require a Zoning Location Permit. Exemptions do not waive setbacks, zoning, septic, floodplain, fire, access, address, or State trade requirements.
