The Virginia USBC also exempts qualifying one-story detached playhouses and similar accessory structures within that limit; fences other than required safety or pool barriers; qualifying tents not exceeding 900 square feet with 50 or fewer occupants; certain low-voltage work; and ordinary cosmetic repairs. The County lists qualifying agricultural structures on at least five acres for zoning-only processing when they have no electrical or plumbing work. Zoning requirements can apply even where the building permit is exempt.
