Which codes and exemptions should I review?

As of January 18, 2025, Botetourt County requires all permits to comply with the 2021 Virginia Uniform Statewide Building Code cycle, including the 2021 Virginia Construction, Residential, Existing Building, Plumbing, Mechanical, Fuel Gas, Energy Conservation, and Swimming Pool and Spa codes with Virginia amendments and the referenced 2020 National Electrical Code. Applicable 2021 Virginia Statewide Fire Prevention Code, Industrialized Building Safety Regulations, Amusement Device Regulations, and local design criteria also apply. Beginning September 16, 2025, new commercial and residential buildings require COMcheck or REScheck unless the prescriptive energy-code path is used. Virginia USBC exemptions include qualifying one-story detached storage sheds, playhouses, and similar accessory structures not exceeding 256 square feet; fences other than required pedestrian-safety or swimming-pool barriers; qualifying tents not exceeding 900 square feet with 50 or fewer occupants; certain low-voltage wiring; limited roof-decking replacement on specified residential occupancies; and ordinary repairs such as painting, wall covering, cabinetry, and floor covering. Bona fide farm buildings used in farming operations may qualify for the County's farm-building affidavit process. Zoning approval, floodplain, land-disturbance, utility, and other requirements can still apply even when a building permit is exempt.
