Lake Tawakoni zoning applies within 5,000 feet of Sabine River Authority property, while unincorporated territory beyond that area has no zoning. Culvert permits are required for new driveways. The county does not regulate ordinary cosmetic construction through a general building-permit or inspection program. A $40 development permit is required when a property contains any amount of mapped floodplain before issuance of a 911 address or septic permit; the Floodplain Administrator may issue an exemption certificate when the proposed development is outside the identified special-flood-hazard area. Hunt County's public permitting notice says all septic systems must be permitted through Environmental Services, so applicants should not assume a state 10-acre exception without written county confirmation.
