Project questions

Frequently asked questions for Yuma County

Who handles permitting for this jurisdiction?

Yuma County Department of Development Services, Building Safety Division (county jurisdiction outside incorporated-city building departments) is the identified county-level authority for this profile. Confirm that the property is in its service area before filing.

How should I begin an application?

Begin with the online permit gateway listed in the application guide. If the portal does not recognize the address or project type, contact 928-817-5000 (Development Services/Building Safety); 928-817-5196 (online or telephone inspection requests).

How long might review take?

Residential permit guide: approximately 22 business days for small-project reviews, 35 business days for a single review, and 40 business days for multiple reviews. County FAQ says some projects are issued over the counter while others require additional plan review; actual timing depends on completeness and review cycles.

How are inspections scheduled?

Schedule through the county eTRAKiT portal or call 928-817-5196. For next-business-day service, call before 4:00 p.m. Monday-Friday and provide the permit number, project address, inspection type and contact information. County FAQ material also references 928-329-2639 and says inspection requests are handled 8:00 a.m.-4:00 p.m. A project is not legally complete until required final inspections pass; permits can expire after 180 days without inspections unless extended.

Which codes and exemptions should I review?

The 2026 Yuma County Comprehensive Building Safety Code adopts the 2024 International Building Code, 2024 International Residential Code, and 2024 International Existing Building Code, with county/City of Yuma-aligned amendments, effective March 23, 2026. The county ordinance list also identifies an amended 2024 International Fire Code effective May 4, 2026. Other adopted county ordinances and agency requirements, including zoning, floodplain, engineering and environmental rules, apply as applicable. Minor work generally exempt from a construction permit includes wallpapering, painting or similar finish work; fences six feet high or lower; and ordinary replacement or repair of plumbing, mechanical or electrical fixtures such as faucets or switches. A fabric shade structure under 200 square feet may qualify for an exempt permit, but the department must verify it; replacing a water heater or adding a permanently wired light fixture still requires a permit. Other agency reviews may still apply.

Before contacting the permit counter

Have the project facts ready.

A productive call starts with a clear description of the property and proposed work. Keep the site address, parcel or assessor number, project valuation, existing occupancy, approximate square footage, structural scope, contractor information, and desired start date in front of you. Those facts help the Authority Having Jurisdiction route the question to building, planning, fire, environmental health, or another reviewing discipline.

Questions worth asking

  • • Is the parcel inside an incorporated city or county service area?
  • • Does this scope require building, trade, zoning, fire, or site permits?
  • • What plans and supporting documents make the submittal complete?
  • • How much lead time is needed for each inspection?
