Which codes and exemptions should I review?

Oconee County's 2022-26 adoption ordinance makes the South Carolina versions of the 2021 International Building, Residential, Mechanical, Plumbing, Fire and Fuel Gas codes, and the 2020 National Electrical Code, mandatory, with applicable South Carolina modifications. The county also identifies 2021 editions of the Existing Building, Performance, Property Maintenance and Swimming Pool and Spa codes as permissive codes. County-published exemptions include one-story detached accessory structures up to 200 square feet (except storm shelters), fences up to 7 feet, retaining walls up to 4 feet unless supporting a surcharge, grade-supported water tanks up to 5,000 gallons subject to the height-to-width limit, sidewalks and driveways, painting/papering/tiling/carpeting/cabinets/countertops and similar finish work, prefabricated pools under 24 inches deep, swings/playground equipment, qualifying wall-supported window awnings, and qualifying unattached decks up to 200 square feet and 30 inches above grade. Limited minor electrical, gas, mechanical and plumbing repairs and ordinary repairs are also exempt when they do not affect structural supports, egress, public health or safety.

Before contacting the permit counter

Have the project facts ready.

A productive call starts with a clear description of the property and proposed work. Keep the site address, parcel or assessor number, project valuation, existing occupancy, approximate square footage, structural scope, contractor information, and desired start date in front of you. Those facts help the Authority Having Jurisdiction route the question to building, planning, fire, environmental health, or another reviewing discipline.
