Digital permit application gateway

Apply for a permit in Fauquier County

Start with the issuing authority’s own submission lane. A complete application package, accurate valuation, and accessible inspection path are the fastest route through statutory plan review.

Recommended first click

Open the official online permit gateway.

Use the official digital gateway to submit plans, monitor review comments, pay required charges, and request inspections when the permit is issued. If the link is unavailable, use the agency website or phone number on the administrative profile to confirm the current lane.

Typical review lane

Fauquier states that building plan review generally takes 2-3 weeks when plans are complete on first submission; corrections and resubmissions take additional time. Residential trade permits that need no plans are generally issued over the counter the same day.

Treat this as a planning signal, not a guaranteed approval date. Completeness, corrections, resubmittals, and agency workload control the actual clock.

01

Confirm jurisdiction

Verify the parcel is inside this agency’s service area and note whether a city, state, fire marshal, septic authority, or utility district also has approval authority.

02

Assemble a complete package

Prepare legible plans, site information, project valuation, ownership authorization, contractor information, and any energy, floodplain, zoning, or utility documentation the issuing office requires.

03

Track the review record

Keep the permit number, approved plan set, correction comments, fee receipts, and inspection results together. Those records establish the compliance trail for the next trade.

Application documents

Use the official form when a portal is not the only filing route.

Before submission, call 540-422-8230 if the project involves a change of occupancy, structural alteration, accessory structure, demolition, or work near a regulated environmental feature.

Project questions

Frequently asked questions for Fauquier County

Who handles permitting for this jurisdiction?

Fauquier County Department of Community Development, Building Permitting and Inspections is the identified county-level authority for this profile. Confirm that the property is in its service area before filing.

How should I begin an application?

Begin with the online permit gateway listed in the application guide. If the portal does not recognize the address or project type, contact 540-422-8230.

How long might review take?

Fauquier states that building plan review generally takes 2-3 weeks when plans are complete on first submission; corrections and resubmissions take additional time. Residential trade permits that need no plans are generally issued over the counter the same day.

How are inspections scheduled?

Schedule through the Fauquier Land Development Online Portal or call 540-422-8230. The cutoff for next-business-day requests is 3:00 PM, subject to schedule availability; during peak periods inspections may be 2-3 days out. After 4:30 PM the prior day, check the portal or Today's Inspections for a courtesy two-hour window. Approved plans must be onsite, occupied structures require an adult present, and uncanceled not-ready inspections may incur a reinspection fee.

Which codes and exemptions should I review?

2021 Virginia Uniform Statewide Building Code: 2021 Virginia Construction, Residential, Existing Building, Plumbing, Mechanical, Fuel Gas, Energy Conservation, and Swimming Pool and Spa Codes, with Virginia amendments and the 2020 National Electrical Code; 2021 Virginia Statewide Fire Prevention Code, Manufactured Home Safety Regulations, Industrialized Building Safety Regulations, and Amusement Device Regulations. The county also applies its adopted zoning, erosion/stormwater, soils, and local design requirements. Single-story residential accessory structures smaller than 256 square feet do not require a Fauquier building/zoning permit, but they must meet zoning setbacks. Fences generally do not require a building permit unless used as a pool barrier, and retaining walls holding no more than 3 feet of earth are generally exempt when not supporting a surcharge. Virginia USBC exemptions also include ordinary minor repairs and cosmetic work; qualifying low-voltage work; tents under 900 square feet with fewer than 50 occupants; small pools; certain flagpoles and temporary residential ramps; same-location, same-capacity LP-gas container replacements; and qualifying farm structures. Zoning, land-disturbance, floodplain, health, or other approvals may still apply.

What makes an application complete

A portal submission is only as strong as its supporting record.

Before you click submit, make sure the drawings agree with the site plan, project description, valuation, ownership authorization, and contractor information. If the work changes structure, occupancy, drainage, fire protection, energy performance, or utility demand, describe that scope plainly. Ambiguous narratives create correction cycles and delay the field schedule.

Save the confirmation number, payment receipt, uploaded plan set, and every correction comment. Those records are the backbone of a defensible compliance file when multiple trades or agencies share responsibility.
