Hunt County expressly states that it does not issue Certificates of Occupancy or require general building inspections. It administers floodplain development permits under its Floodplain Damage Prevention Regulations, requiring residential and nonresidential construction in special-flood-hazard areas to be elevated or protected to two feet above base flood elevation. It locally administers OSSF permits under Texas Health and Safety Code Chapter 366, 30 TAC Chapter 285, and its TCEQ-approved county order; subdivision and engineering standards apply countywide in unincorporated areas. Lake Tawakoni zoning applies within 5,000 feet of Sabine River Authority property, while unincorporated territory beyond that area has no zoning. Culvert permits are required for new driveways.
