Typical review lane

Residential plans review requires a minimum of 3 working days; emailed single-family applications state the permit is generally available for pickup 24-48 business hours after receipt. Inspection requests are targeted within 48 hours.

Treat this as a planning signal, not a guaranteed approval date. Completeness, corrections, resubmittals, and agency workload control the actual clock.

01

Confirm jurisdiction

Verify the parcel is inside this agency’s service area and note whether a city, state, fire marshal, septic authority, or utility district also has approval authority.

02

Assemble a complete package

Prepare legible plans, site information, project valuation, ownership authorization, contractor information, and any energy, floodplain, zoning, or utility documentation the issuing office requires.

03

Track the review record

Keep the permit number, approved plan set, correction comments, fee receipts, and inspection results together. Those records establish the compliance trail for the next trade.

Application documents

Use the official form when a portal is not the only filing route.

Before submission, call 615-898-7734 if the project involves a change of occupancy, structural alteration, accessory structure, demolition, or work near a regulated environmental feature.

Project questions

Frequently asked questions for Rutherford County

Who handles permitting for this jurisdiction?

Rutherford County Building Codes Department is the identified county-level authority for this profile. Confirm that the property is in its service area before filing.

How should I begin an application?

Begin with the online permit gateway listed in the application guide. If the portal does not recognize the address or project type, contact 615-898-7734.

How long might review take?

Residential plans review requires a minimum of 3 working days; emailed single-family applications state the permit is generally available for pickup 24-48 business hours after receipt. Inspection requests are targeted within 48 hours.

How are inspections scheduled?

The permit holder must request inspections through the county's Request Building Inspection page, by phone at 615-898-7734, or by email to the department. Requests received by 3:00 PM are targeted for the following business day; later requests are targeted for the second business day. Inspections must be approved before work proceeds to the next phase, and final approval produces a Certificate of Occupancy or final-inspection notice.

Which codes and exemptions should I review?

Rutherford County adopted the 2024 editions of the International Codes effective May 14, 2026, including the 2024 IBC, IRC, IFC, IMC, IPC, IFGC, IEBC, ISPSC, and IPMC, with local amendments. The county continues to reference 2018 IECC amendments. No permit is generally required for a one-story detached storage building without a concrete foundation up to 120 square feet; fences under 7 feet (a no-charge Fence Affidavit is required); non-foundation sidewalks, patios, and driveways; painting, papering, tiling, carpeting, cabinets, countertops, and similar finish work; and prefabricated pools under 24 inches deep. Re-roofing without sheathing, rafter, or support-beam replacement is also exempt. Agricultural structures exclusively used for agriculture on qualifying properties of at least 5 acres may be exempt after zoning review and evidence of agricultural use.

What makes an application complete

A portal submission is only as strong as its supporting record.

Before you click submit, make sure the drawings agree with the site plan, project description, valuation, ownership authorization, and contractor information. If the work changes structure, occupancy, drainage, fire protection, energy performance, or utility demand, describe that scope plainly. Ambiguous narratives create correction cycles and delay the field schedule.

Save the confirmation number, payment receipt, uploaded plan set, and every correction comment. Those records are the backbone of a defensible compliance file when multiple trades or agencies share responsibility.
