Which codes and exemptions should I review?+
Effective January 1, 2026, El Dorado County requires the 2025 California Building Standards Code (Title 24) for applications dated January 1, 2026 or later, including Administrative, Building Volumes 1 and 2, Residential, Electrical, Mechanical, Plumbing, Energy, Wildland-Urban Interface, Historical, Fire, Existing, Green Building Standards, and Referenced Standards Codes, plus El Dorado County Building Title 110, Zoning Title 130, grading ordinances, and applicable local requirements. Projects initiated before January 1, 2026 remain under 2022 codes during plan check and inspection as published. The county's 2025 CBC exemption sheet lists one-story detached accessory structures up to 120 square feet subject to WUI rules, fences up to 7 feet, oil derricks, retaining walls up to 4 feet unless surcharge applies, qualifying ground-supported water tanks up to 5,000 gallons, qualifying sidewalks and driveways, painting, papering, tiling, carpeting, cabinets, countertops, and similar finish work, temporary stage sets, qualifying shallow above-ground pools, agricultural shade cloth, playground equipment, qualifying window awnings, movable fixtures and partitions up to 5 feet 9 inches, minor electrical repairs and temporary testing, portable heating, gas, and mechanical equipment and minor parts, and limited plumbing leak, stoppage, and toilet reinstallation work. Emergency repairs require a permit application by the next working business day; exempt work must still comply with other laws and zoning.
