Minor-work playbook

Understand what may be exempt—and what is not.

Residential storage sheds of 256 square feet or less that are not intended for vehicle storage do not require a Culpeper building permit, but do require a zoning permit. Virginia USBC exemptions also include qualifying one-story detached playhouses and similar structures up to 256 square feet; tents no more than 900 square feet with an occupant load of 50 or less; fences other than pool or pedestrian-safety barriers; pools no more than 150 square feet, 5,000 gallons, and less than 24 inches deep; low-voltage work meeting the code conditions; ordinary minor repairs; small retaining walls; same-location/same-capacity LP-gas container replacements by the supplier; and certain flagpoles and temporary residential ramps.
