Amelia County Code requires inspection requests before 9:30 a.m. on the requested day and asks the caller to state when the work will be ready; the inspection is made as near that time as practicable. Required stages may include footing before concrete, foundation projection and waterproofing before backfill, foundation, floor joists before subfloor, slab preparation, framing with coordinated trade rough-ins, insulation, and final/certificate of occupancy. An access ladder must be onsite. A $40 reinspection fee is due before a third inspection after the same inspection fails twice.

Which codes and exemptions should I review?

Amelia County adopts and enforces the Virginia Uniform Statewide Building Code, including Part I, the Virginia Construction Code; Part II, the Virginia Existing Building Code; and the unsafe-structure provisions of Part III, the Virginia Maintenance Code. The mandatory 2021 Virginia code cycle applies in 2026: the 2021 Virginia Construction Code is based principally on the 2021 International Building Code with Virginia amendments, accompanied by the 2021 Virginia Residential, Existing Building, plumbing, mechanical, fuel-gas, energy-conservation, swimming-pool and spa, and applicable fire codes, plus the referenced 2020 National Electrical Code and Virginia amendments. The County also enforces mandatory radon-resistant construction measures where applicable. Virginia USBC exemptions include qualifying one-story detached sheds, playhouses, or similar structures not exceeding 256 square feet; fences other than required pedestrian-safety or swimming-pool barriers; qualifying tents of 900 square feet or less with an occupant load of 50 or fewer; certain low-voltage wiring; limited roof-decking replacement on specified residential occupancies; and minor ordinary repairs such as painting, wall covering, cabinetry, and floor covering. The Building Official may waive plan filing for minor work and, at the official's discretion, may waive a building inspection where construction cost is under $2,500. Zoning, septic, well, erosion, and other approvals remain separate.
