Regulatory framework
The code baseline for Pocahontas County.
No separate 2026 technical IBC/IRC edition was identified in Pocahontas County's published materials. The county administers its Zoning Ordinance for the unincorporated area, including zoning-compliance permits, permitted uses, district standards, setbacks, plot plans, floodplain development controls, and special exceptions. The Zoning Administrative Officer is a zoning official rather than a separately identified technical building-code inspection department; applicable Iowa state construction, electrical, plumbing, mechanical, septic, environmental, and other requirements remain in force.
Inspection lane
Submit the completed Zoning/Building Permit Application to the Zoning Administrator at 99 Court Square, Suite 3, or contact the office at 712-335-3188. The application requests owner/contact information, legal description, structure type, dimensions, use, cost, contractor, start/completion dates, and a scaled sketch showing property lines, existing structures, proposed structures, and setbacks. No separate county technical inspection-scheduling portal or standard inspection timetable was published. Environmental Health requires septic-location information before a building permit and may conduct a field inspection; septic construction notifications are generally 48 working hours in advance and completion notification 8 hours in advance.
