Digital permit application gateway

Apply for a permit in Kane County

Start with the issuing authority’s own submission lane. A complete application package, accurate valuation, and accessible inspection path are the fastest route through statutory plan review.

Recommended first click

Open the official online permit gateway.

Use the official digital gateway to submit plans, monitor review comments, pay required charges, and request inspections when the permit is issued. If the link is unavailable, use the agency website or phone number on the administrative profile to confirm the current lane.

Typical review lane

Ask the agency for its current review estimate

Treat this as a planning signal, not a guaranteed approval date. Completeness, corrections, resubmittals, and agency workload control the actual clock.

01

Confirm jurisdiction

Verify the parcel is inside this agency’s service area and note whether a city, state, fire marshal, septic authority, or utility district also has approval authority.

02

Assemble a complete package

Prepare legible plans, site information, project valuation, ownership authorization, contractor information, and any energy, floodplain, zoning, or utility documentation the issuing office requires.

03

Track the review record

Keep the permit number, approved plan set, correction comments, fee receipts, and inspection results together. Those records establish the compliance trail for the next trade.

Application documents

Use the official form when a portal is not the only filing route.

Before submission, call Building: 630-232-3485; Zoning: 630-232-3480; inspection line: 630-232-5867 if the project involves a change of occupancy, structural alteration, accessory structure, demolition, or work near a regulated environmental feature.

Project questions

Frequently asked questions for Kane County

Who handles permitting for this jurisdiction?

Kane County Development and Community Services Department, Building & Zoning Division is the identified county-level authority for this profile. Confirm that the property is in its service area before filing.

How should I begin an application?

Begin with the online permit gateway listed in the application guide. If the portal does not recognize the address or project type, contact Building: 630-232-3485; Zoning: 630-232-3480; inspection line: 630-232-5867.

How long might review take?

A typical review timeline was not verified. Ask the agency for its current completeness and review estimate.

How are inspections scheduled?

Call 630-232-5867 with the permit number and/or property address, normally 48-72 hours in advance. Inspections are performed Monday-Friday with a morning or afternoon window. A $100 fee may be charged if work is not ready when the inspector arrives and must be paid before the next inspection; second reinspection and missed-inspection resolutions can also trigger the fee.

Which codes and exemptions should I review?

2021 International Residential Code; 2021 International Building Code; 2021 International Existing Building Code; 2021 International Mechanical Code; 2020 National Electrical Code; 2024 Illinois Energy Conservation Code; 2014 Illinois State Plumbing Code; 2018 Illinois Accessibility Code; and Kane County amendments. Applicable fire-safety rules are separately administered by the local Fire Protection District. The adopted code retains specified minor-work exemptions, including ordinary finish work such as painting, papering, tiling, carpeting, cabinets, and countertops, subject to code limits. See-through fences of any height are permit-exempt, but privacy fences require permits. Kane County removed the standard small tool/storage-shed exemption and the residential detached-accessory-structure exemption, so sheds and accessory structures require review. Qualifying structures used for agricultural purposes on land principally used for raising crops or animals are exempt from the building-code provisions, but residential or partly residential structures are not; every claimed agricultural exemption still requires an affidavit, plans, zoning/setback approval, and a $250 setback permit.

What makes an application complete

A portal submission is only as strong as its supporting record.

Before you click submit, make sure the drawings agree with the site plan, project description, valuation, ownership authorization, and contractor information. If the work changes structure, occupancy, drainage, fire protection, energy performance, or utility demand, describe that scope plainly. Ambiguous narratives create correction cycles and delay the field schedule.

Save the confirmation number, payment receipt, uploaded plan set, and every correction comment. Those records are the backbone of a defensible compliance file when multiple trades or agencies share responsibility.
