Minor-work playbook
Leon County states that sheds over 100 square feet require building permits, while all sheds require development or environmental review; decks over 100 square feet and/or 30 inches above grade require permits; residential fences generally do not require building permits. An owner who lives in the subject home may obtain the permit.
Field rule
A permit exemption generally addresses one narrow construction trigger. It does not automatically waive zoning, land-use, floodplain, shoreline, fire, energy, electrical, utility, septic, or right-of-way requirements.
