Fire Marshal inspections must be called directly at (863) 993-5848. A Notice of Commencement is required for permits with contract cost of $5,000 or more, or HVAC work of $15,000 or more, before the first inspection.
2023 Florida Building Code and the National Electrical Code, administered and enforced by the DeSoto County Building Department, together with applicable county zoning, floodplain, fire, and land-development requirements. Beginning July 1, 2026, certain non-structural work valued under $7,500 on a qualifying single-family residence may be exempt by written county approval. Examples include siding replacement, drywall repair, flooring replacement without floor-joist modifications, interior trim/finish work, standard screening of an existing covered patio or porch, and non-structural non-electrical fencing. The exemption does not apply to structural, electrical, plumbing, mechanical, or gas work, property in a Special Flood Hazard Area, commercial/multifamily property, or projects split to evade the threshold; approval must be received before work starts.
