Typical review lane

Minimum 15 business days under normal circumstances from complete submittal; incomplete plans stop review until missing items are supplied.

Treat this as a planning signal, not a guaranteed approval date. Completeness, corrections, resubmittals, and agency workload control the actual clock.

01

Confirm jurisdiction

Verify the parcel is inside this agency’s service area and note whether a city, state, fire marshal, septic authority, or utility district also has approval authority.

02

Assemble a complete package

Prepare legible plans, site information, project valuation, ownership authorization, contractor information, and any energy, floodplain, zoning, or utility documentation the issuing office requires.

03

Track the review record

Keep the permit number, approved plan set, correction comments, fee receipts, and inspection results together. Those records establish the compliance trail for the next trade.

Application documents

Use the official form when a portal is not the only filing route.

Before submission, call (970) 264-1390 if the project involves a change of occupancy, structural alteration, accessory structure, demolition, or work near a regulated environmental feature.

Project questions

Frequently asked questions for Archuleta County

Who handles permitting for this jurisdiction?

Archuleta County Building Department - Development Services is the identified county-level authority for this profile. Confirm that the property is in its service area before filing.

How long might review take?

Minimum 15 business days under normal circumstances from complete submittal; incomplete plans stop review until missing items are supplied.

How are inspections scheduled?

Call (970) 264-1390 to arrange the building-inspector appointment; the County packet requires a final inspection before a Certificate of Occupancy, and approved plans must be available on site. Which codes and exemptions should I review?

As of the latest county packet dated 4/1/2025 and still used as the County's published 2026 reference: 2015 IRC, 2015 IBC except appendices, 2015 IECC, 2015 IFC except appendices, 2018 IPC, 2020 NEC, 2018 IRC Appendix Q for tiny houses, and current Colorado state-adopted/amended electrical and plumbing codes. No newer 2026 county code adoption was identified. Detached one-story sheds, playhouses, and similar tool/storage structures up to 200 sq ft; fences up to 7 ft; retaining walls up to 4 ft measured from footing bottom to top (surcharge walls require a permit/engineering); uncovered detached decks up to 200 sq ft and 30 in above grade; water tanks up to 5,000 gallons with height-to-diameter/width ratio no greater than 2:1; sidewalks/driveways up to 30 in above adjacent grade with no basement/story below; painting, papering, tiling, carpeting, cabinets, countertops, and similar finish work; prefabricated pools less than 24 in deep; and swings/playground equipment accessory to a one- or two-family dwelling. A separate agricultural-structure exemption applies only to qualifying farm shelters under C.R.S. 30-28-205, without habitation, employment, processing, public use, or non-agricultural vehicle storage; a change of use requires current-code compliance.

What makes an application complete

A portal submission is only as strong as its supporting record.

Before you click submit, make sure the drawings agree with the site plan, project description, valuation, ownership authorization, and contractor information. If the work changes structure, occupancy, drainage, fire protection, energy performance, or utility demand, describe that scope plainly. Ambiguous narratives create correction cycles and delay the field schedule.

Save the confirmation number, payment receipt, uploaded plan set, and every correction comment. Those records are the backbone of a defensible compliance file when multiple trades or agencies share responsibility.
