Digital permit application gateway

Apply for a permit in Mohave County

Start with the issuing authority’s own submission lane. A complete application package, accurate valuation, and accessible inspection path are the fastest route through statutory plan review.

Recommended first click

Open the SmartGov public portal.

Use the official digital gateway to submit plans, monitor review comments, pay required charges, and request inspections when the permit is issued. If the link is unavailable, use the agency website or phone number on the administrative profile to confirm the current lane.

Typical review lane

For one- and two-family residential, manufactured-home, addition, modification and accessory-structure applications, administrative completeness review is 10 working days and substantive review is 20 working days, for a stated 30-working-day overall review period. Incomplete applications pause the clock while corrections are supplied; written/electronic extensions may be agreed up to 25% of the overall period.

Treat this as a planning signal, not a guaranteed approval date. Completeness, corrections, resubmittals, and agency workload control the actual clock.

01

Confirm jurisdiction

Verify the parcel is inside this agency’s service area and note whether a city, state, fire marshal, septic authority, or utility district also has approval authority.

02

Assemble a complete package

Prepare legible plans, site information, project valuation, ownership authorization, contractor information, and any energy, floodplain, zoning, or utility documentation the issuing office requires.

03

Track the review record

Keep the permit number, approved plan set, correction comments, fee receipts, and inspection results together. Those records establish the compliance trail for the next trade.

How are inspections scheduled?

Use the county’s SmartGov permitting portal or call the inspection request line at 928-757-0904; gas inspections require the permit number and a 10-psi/15-minute test setup. Inspectors normally work in the field 8:00 a.m.-3:30 p.m.; permit packages and approved plans should be clearly available on site. The county’s permit guidance says one- or two-day notice is usually needed for visits.

Which codes and exemptions should I review?

Mohave County Ordinance 2021-03, revised 02/02/2026, applies in unincorporated county areas and adopts the 2018 International Building, Residential, Fire, Mechanical, Plumbing, Fuel Gas, Existing Building, Property Maintenance, Swimming Pool and Spa, and Energy Conservation Codes, plus the 2017 National Electrical Code, with local amendments. 2018 IBC R105.2 exemptions include detached one-story accessory sheds/playhouses up to 300 square feet without utilities; fences and block walls up to 7 feet; retaining walls up to 4 feet unless supporting surcharge or impounding liquids; certain grade-level tanks, sidewalks/driveways, finish work such as painting, tiling, carpeting, cabinets and countertops, small above-ground pools, playground equipment, limited awnings, movable fixtures/partitions, residential-storage shipping containers without utilities, same-material residential reroofs, and limited roof-decking replacement. Minor electrical, gas, mechanical and plumbing repairs are also exempt, including residential tank-style water-heater replacement; all other rules and ordinances still apply.

What makes an application complete

A portal submission is only as strong as its supporting record.

Before you click submit, make sure the drawings agree with the site plan, project description, valuation, ownership authorization, and contractor information. If the work changes structure, occupancy, drainage, fire protection, energy performance, or utility demand, describe that scope plainly. Ambiguous narratives create correction cycles and delay the field schedule.

Save the confirmation number, payment receipt, uploaded plan set, and every correction comment. Those records are the backbone of a defensible compliance file when multiple trades or agencies share responsibility.
