Minor-work playbook

Understand what may be exempt—and what is not.

Residential decks do not require a permit when detached, no more than 200 square feet, no more than 30 inches above grade, and not serving the required exit door. Outside flood zones, one-story detached accessory structures generally do not require a permit when they are no more than 200 square feet on a property with an existing primary residence, or no more than 120 square feet when serving an existing multifamily/commercial building. Manufactured-home roofing, HVAC, plumbing and interior alterations are outside the county's permit/inspection scope. Owner-builder licensing exemptions may apply, but permits are still required.

Field rule

A permit exemption generally addresses one narrow construction trigger. It does not automatically waive zoning, land-use, floodplain, shoreline, fire, energy, electrical, utility, septic, or right-of-way requirements. Obtain written confirmation when the project involves a new structure, structural alteration, change in occupancy, or concealed work.
